Terms of service

These terms apply when you use TurnSmart, the operations software built and run by BookSmart Properties (“BookSmart”, “we”, “us”), including the app at app.turnsmart.io, the schedule and work-order links we send, and this website. By using TurnSmart you agree to them. If you don't agree, please don't use it.
Who can use TurnSmart
TurnSmart is for the people we work with: our team, the cleaners and vendors who look after our homes, and the owners of those homes. We give you access, and we decide what you can see and do. You must be at least 18, or the age of majority where you live.
Your account and links
- Keep your sign-in, and any personal link we send you, to yourself. Anyone with your link can see what it shows.
- If you think your account or link has been used by someone else, tell us straight away and we'll replace it.
- You're responsible for what's done with your account.
- We may suspend or remove access at any time, for example when you stop working with us or if these terms are broken.
Using it properly
When you use TurnSmart, please don't:
- Share door codes, guest details or other information from the app with anyone who isn't meant to have it, or use it for anything other than your work with us.
- Try to see information that isn't meant for you, or get around how access is limited.
- Interfere with the service, overload it, or scan, scrape or copy it by automated means.
- Upload anything unlawful, harmful or that you don't have the right to share.
What you add
Photos, notes, checklists and other things you add stay yours. You give us permission to store and use them to run the homes and the service, and to share them with the people involved, such as an owner seeing photos of their home. Please make sure what you add is accurate.
Our software
TurnSmart, its design and its content belong to BookSmart. We give you a limited, personal right to use it for your work with us, which ends when your access ends. Please don't copy, resell or reverse-engineer it.
Other services
TurnSmart works with other services, such as our property management system, Google sign-in, and email and phone providers. Your use of those services is also covered by their own terms.
Your privacy
Our privacy policy explains what information we collect and how we use it.
No guarantees
We work hard to keep TurnSmart accurate and available, but it is provided “as is”. Schedules, guest details and other information can change or contain mistakes, and the service may sometimes be unavailable. To the extent the law allows, we make no warranties about it.
Limits on liability
To the extent the law allows, BookSmart is not liable for indirect or consequential losses, or lost profits, from your use of TurnSmart. This doesn't change any separate agreement you have with us, such as a cleaning, vendor or management agreement, which takes priority over these terms where the two differ.
Changes
We may update these terms. When we do, we'll change the date at the top of this page and, for significant changes, let people who use the app know. Continuing to use TurnSmart means you accept the updated terms.
Governing law
These terms are governed by the laws of the State of North Carolina, USA.
